What is a Non-Dismantle Chemical Wash?

A Non-Dismantle Chemical Wash is a deep clean for your aircon’s fan coil unit (FCU) without taking it off the wall. Our technicians lift the cover, drape a waterproof ground sheet, and apply a hospital-grade alkaline detergent straight to the evaporator coil, drainage pan, blower fan, and filter. All in place, in roughly 30 to 45 minutes per unit.

This is the right tier for HDB and condo units on a regular 3 to 4-month service schedule. The biofilm load is still light to moderate, so the in-place chemical flush can clear it fully without pulling the unit apart. We finish with an anti-bacterial spray that delivers a 99.9% bacteria and mould kill, then take a post-wash performance reading so you can see exactly how much airflow we put back.

How a Non-Dismantle Wash Differs From Standard Servicing

Standard quarterly servicing usually covers a filter wipe, surface clean, and gas check. That keeps the unit running, but it doesn’t reach the biofilm growing inside the evaporator coil or the sludge settling in the drainage pan. If the cause is internal build-up, a regular service won’t fix the musty smell or weak cooling.

The Non-Dismantle Chemical Wash uses a chemical detergent that dissolves the biofilm directly. Same in-place access as regular servicing, but the cleaning happens chemically, not mechanically. For most Singapore HDB and condo households, this is the right preventive maintenance every 3 to 4 months.

When to Upgrade to a Full-Dismantle Overhaul

Non-Dismantle works for light-to-moderate build-up. Hard symptoms tell you it’s time for the next tier: foul smell, water dripping inside, ice on the coil, visible black mould, or 6+ months without servicing. At that point the build-up is past what an in-place flush can clear, and we recommend the Full-Dismantle Chemical Overhaul instead. That means full FCU removal, a chemical bath soak, and reassembly with anti-fungal treatment.

We always check during the pre-wash inspection. If we open the cover and see Overhaul-territory build-up, we tell you up-front and offer the upgrade with the price difference clearly quoted. No surprise charges.

We regularly service Daikin, Mitsubishi Electric (Starmex), Panasonic (Enviro), Toshiba, LG, Midea, and Fujitsu wall-mount split units. Coil flush, drainage pan clean, and blower wash are identical across brands, and the unit never needs to come off the wall.

Pricing: Fixed Tiers, No Hidden Charges

Single HDB or condo unit: S$80. Two units: S$150. Three units: S$210. Multi-unit packages save you money per unit and wrap up in a single 2-hour service window with a paired team.

Landed properties, CBD office buildings, and jobs starting after 6 PM carry an add-on charge that we quote up-front before we arrive. Gas top-up is only added when the diagnostic confirms the unit actually needs refrigerant. Never charged by default.
