What is a Non-Dismantle Chemical Wash?

A Non-Dismantle Chemical Wash is a deep clean for your aircon’s fan coil unit (FCU) without removing it from the wall. Our technicians lift the cover, drape a waterproof ground sheet, and apply a hospital-grade alkaline detergent directly to the evaporator coil, drainage pan, blower fan, and filter - all in place, in roughly 30–45 minutes per unit.

This is the right tier for HDB and condo units that have been on a regular 3–4-month service schedule. The biofilm load is still light to moderate; the in-place chemical flush can fully clear it without dismantling the unit. We finish with an anti-bacterial spray that delivers 99.9% bacteria and mould kill, then take a post-wash performance reading so you can see exactly how much air flow we restored.

How a Non-Dismantle Wash Differs From Standard Servicing

Standard quarterly servicing typically covers a filter wipe, surface clean, and gas check - which keeps the unit running but doesn’t reach the biofilm growing on the inside of the evaporator coil or the sludge settling in the drainage pan. Standard servicing won’t fix a musty smell or weak cooling caused by internal build-up.

The Non-Dismantle Chemical Wash applies a chemical detergent that dissolves the biofilm directly. Same in-place access as standard servicing, but the cleaning happens chemically, not mechanically. For most Singapore HDB and condo households, this is the right preventive maintenance every 3–4 months.

When to Upgrade to a Full-Dismantle Overhaul

Non-Dismantle works for light-to-moderate build-up. Hard symptoms - foul smell, water dripping inside, ice forming on the coil, visible black mould, or 6+ months without servicing - mean the build-up is past what an in-place flush can clear. At that point we recommend the Full-Dismantle Chemical Overhaul instead: full FCU removal, chemical bath soak, and reassembly with anti-fungal treatment.

We always check during the pre-wash inspection. If we open the cover and see Overhaul-territory build-up, we tell you up-front and offer the upgrade with the price difference clearly quoted - no surprise charges.

Our Non-Dismantle Chemical Wash uses the same NEA-compliant alkaline detergent and process regardless of brand. We regularly service Daikin, Mitsubishi Electric (Starmex), Panasonic (Enviro), Toshiba, LG, Midea, and Fujitsu wall-mount split units. The coil flush, drainage pan clean, and blower wash method is identical across all brands - the unit does not need to be removed from the wall in any case.

Pricing - Fixed Tiers, No Hidden Charges

Single HDB or condo unit: S$80. Two units: S$150. Three units: S$210. Multi-unit packages save per unit and complete in a single 2-hour service window with a paired team.

Landed properties, CBD office buildings, and jobs starting after 6 PM carry an additional charge that we quote up-front before we arrive. Gas top-up is added only when a diagnostic confirms the unit actually needs refrigerant - never default-charged.
